Property

Non-residential and mixed use

Commercial property includes shops, offices and other land that is not residential. Mixed use means the transaction genuinely contains both residential and non-residential elements.

Leases

Premium and rent are separate

A new lease premium uses the property bands. Rent uses its net present value: future fixed rent reduced to today’s value at HMRC’s 3.5% rate, then charged under separate rent bands.
